Assisting You With Your Incentives

Incentives in Kansas City, Missouri are processed through the Kansas City EDC and its Advance KC program. The State of Missouri processes incentives primarily through the Department of Economic Development.

Different incentives provide different benefits, which may include tax abatement, TIF or tax increment financing, utilizing special taxes or assessments within a specified district to offset eligible project costs or directly benefit the district, tax credits, or other local or state benefits.

All incentives require certain conditions to be met and an approval by the local and/or state government. Some typical local incentives and associated agencies are the following:
  • Planned Industrial Expansion Authority (PIEA)
  • Land Clearance for Redevelopment Authority (LCRA)
  • Tax Increment Financing (TIF) - (redirects a portion of increased taxes generated by the project to offset certain development costs)
  • Community Improvement District (CID)
  • Neighborhood Improvement District (NID)
  • Transportation Development District (TDD)
  • Chapter 353 tax abatement
  • Chapter 100 program
  • Various other incentives or tax credit programs

Let Us Take Care of Your Zoning and UR Permits

Often, new development or redevelopment requires the property to be rezoned to permit the project to be approved, or requires variance or special use permits under the zoning code for some aspects of the project.

The Developer may need or City may require an Urban Redevelopment (“UR”) zoning for the project to meet the special needs of the development, which must be approved by the City Council.

Count on Fairfield Law Office for your zoning, UR, and Board of Zoning Adjustment variance or special use permits. Call us today to learn more.
